Greenwood & Partners Recruitment is delighted to be partnering with a leading property and asset management business to appoint a General Manager for a multi-let, lab-enabled life sciences and technology building in Canary Wharf.

This is a standout opportunity for a senior building or general management professional to take full accountability for landlord operations in one of London's most dynamic science and innovation environments.

The role:

Reporting to the Client Director, you'll lead the day-to-day running of a building with flexible laboratory and office space across multiple floors, plus a ground floor amenity offer. You'll be the key point of contact for the client and a community of scientific occupiers, ensuring the building supports the work being done inside it.

Key responsibilities:

✅ Hold overall accountability for landlord operations, with a strong focus on service charge, H&S and statutory compliance
✅ Own the specific risks of laboratory environments, including COSHH, specialist waste, gases and containment
✅ Prepare and manage large service charge budgets in line with RICS guidance, delivering on budget performance and year-end reconciliations
✅ Oversee critical laboratory plant, PPMs and planned works, working with specialist contractors and suppliers
✅ Ensure robust emergency preparedness, including laboratory-specific incident scenarios and out-of-hours response
✅ Work with the client and occupiers on fit-out, refurbishment and expansion plans
✅ Shape the annual building strategy and identify cost-saving and income opportunities
✅ Deliver the customer experience, building an engaged scientific community on site and strong links with the wider estate and local community
✅ Lead sustainability initiatives supporting BREEAM and net zero ambitions
✅ Lead and develop an on-site team

**About you**
🔹 5+ years' experience in a similar building or general management role
🔹 Experience managing a life sciences, laboratory or technically complex building (highly desirable)
🔹 Understanding of wet and dry lab environments and their health and safety risks
🔹 Solid M&E knowledge, including critical lab plant and building services
🔹 Proven record compiling and managing large service charge budgets
🔹 Experience managing a team of two or more direct reports
🔹 IOSH qualified (essential); NEBOSH and IWFM (desirable)
🔹 Experience with Riskwise or similar H&S compliance systems; Proactis is a bonus
🔹 A network in life sciences or academia (desirable)
🔹 A senior, credible communicator who can build trust with occupiers, clients and stakeholders at all levels
