Greenwood & Partners Recruitment is delighted to be partnering with a leading property and asset management business to appoint a Technical Services Manager for a multi-let building in Canary Wharf.

The role:

You'll be the dedicated on-site technical lead, owning the day-to-day management of all hard services partners, including specialist laboratory providers. Working closely with the GM, the operational team and the client, you'll help bring the building to full occupation while keeping it safe, compliant and efficient.

Key responsibilities:

✅ Take the lead on critical lab-supporting services including ventilation and fume extraction, pressure regimes, specialist gases, process water and standby power
✅ Manage MEP service partners and consultants, chairing contractor meetings and reviewing performance against KPIs
✅ Review MEP-related H&S documentation, including LEV testing, pressure systems and gas safety, and ensure compliance audits are completed to ACOP, ISO and British Standards
✅ Oversee water management and plant room inspections, and review PPM documentation and logbooks
✅ Lead the response to significant MEP incidents, such as loss of ventilation or containment
✅ Review technical documentation for occupier lab fit-outs and project works from a landlord perspective
✅ Support small works projects, long-term asset replacement plans and service charge budget setting
✅ Review contractor quotations and make recommendations to the client
✅ Drive energy performance, ESG and smart building initiatives that support BREEAM and net zero ambitions
✅ Act as the building's engineering point of contact for the client and occupiers

About you:

🔹 Around 4 years' experience in a similar role, with solid building engineering and maintenance knowledge
🔹 Background in a life sciences, laboratory or other technically complex building (ideal)
🔹 Understanding of critical lab services such as LEV, fume cupboards, ventilation and pressure regimes (desirable)
🔹 Experience managing fit-out works from the landlord's perspective, ideally lab fit-outs
🔹 Strong grasp of H&S legislation including COSHH, L8, LOLER, PUWER and CDM, plus working at height, confined spaces and HV distribution
🔹 Substantial HVAC operation and maintenance knowledge
🔹 An engineering qualification or equivalent experience, plus IWFM, NEBOSH, IOSH or CIBSE membership
🔹 Experience with Riskwise or a similar H&S compliance system
🔹 Clear communicator who can write concise, persuasive reports and advise occupiers confidently
